<p>One of the major problems, this Government Organization MHADA, well known to give Low Cost Affordable homes to a particular group of buyers is the Encroachers who illegally take up the open plot owned by this Organization and then MHADA need to fight in court to get back the land to build more such homes to fulfill more and more applicants. The upcoming project at Goregaon East, Mountain side location which is divided into 2 phases (24 months) and Total of (48 months) will give more of such 5000 houses on huge 272 acre plot.</p>
<p>Its a good news that 5000 eligible and prospective home buyers will have a low cost shelter in costly city of Mumbai, MHADA is fighting and getting more such enchrochers away legally to increase more supply of homes in coming time. We hope court takes this on fast track just like the rising cost of Mumbai properties.</p>

<ul>
<li>Since, MHADA (Maharashtra Housing and Area Development Authority is a government organization, Lottery system flats (Also called &#8216;<strong>Low Cost Homes</strong>&#8216;) details are open to people to apply with all right to information.</li>
<li>No broker or agents are allowed or required to purchase/apply for Mhada flats.All these low cost homes are sold under provisions of Regulation 1981 only, Whenever lottery system is ready Mhada informs people by giving advertisement in multiple leading <a title="Newspapers in Mumbai" href="http://www.mumbai77.com/pages/newspapers-in-mumbai/" target="_blank">newspaper in Mumbai</a>  and by inviting applications.</li>
<li>If couples (Husband and wife) need to apply, they have freedom to apply separately, Point to note is if the husband and wife are both selected in the lottery and wins the flat at both the places, they can be allotted only one flat from the lottery.</li>
<li>Applications needs and initial payment called EMD (<strong>Earnest Money Deposit</strong>) which will be Returned in 2 weeks to individuals who didn&#8217;t win lottery flats.</li>
<li>Age to apply for such low cost homes should be above 18 years and needs domicile certificate.</li>
<li>Any of the couple should not have their own separate privately owned home.</li>
<li>Payment should be done through DD and Pay Orders upon winning lottery.</li>
</ul>
<p><strong>Note</strong> : Mhada also takes care of gardens and playgrounds during redevelopment, Since the shortage of open Mhada Plots, they are planning redevelopments of current old colonies. For more details on Rules and criteria, please refer Mhada Website.</p>
<h2><span id="Income_Eligibility">Application Eligibility Rules &#038; Income Limits</span></h2>
<p>According to the newly revamped Income rules, the eligibility to get Mhada Flat has been changed in 2011 for EWS (Economically Weaker Section), Lower Income Group, Middle Income Group and High Income Group. <p>This location is quite in news and after ever few months we can read some or other article about the redevelopment meeting and fights between Lokhandwala Builders and DB Realty, Both being reputed builders in Mumbai, trying to get this huge project. The residential slum property in Mumbai houses about 3500 and more in old chawl style, duplexes with very narrow space between and no proper sanitation and hygiene maintained. Most residents here are poor and middle class with small shops in and around worli locations, mainly inside jijamata nagar to survive and get their bread butter of daily life.</p>

<p>This slum locations is well connected and is in prime location. One can reach here by getting down at Mahalaxmi station in western railway route, Another way is to reach worli naka and just in few minutes is jijamata nagar next to Nehru science center.</p>

<p>Both DB Realty and Lokhandwala Builders are looking forward for redevelopment of this huge slum of about 1.68 acres and residents are tired of waiting since last 8 years now. Many have sold out their homes in less cost because of need of money.</p>
