Where is BKC located ?

BKC is Well connected and is a commercial location with nearest railway station being Bandra With the wide flowing Mahim Creek (Famous Mithi River) along side. This Commercial hub is also connected to Kurla (Central Suburban) on other side.

It is just 5 to 10 minutes distance from Bandra station at about 3 to 4 kilometres. Know more about Bandra location too.

The start up of BKC in 2009 was answer to the space crunch and high rentals with lesser amenities at the prime commercial business district like Nariman Point & Ballard estate in Mumbai. Initial years saw the interest of few financial giants, banks and stock exchanges like NSE at BKC.

This commercial hub at Bandra suburban is now one of the leading office space location in high demand with not just offices, But lots of events and festivals also observed from media and film fraternity of Mumbai. BKC has large percentage of total commercial space operational in Mumbai which is about 30% of 7 Million square feet total operational space in city.

With this new location operational were few challenges to office goers there. Major were commuting and food, But those were the initial days and now BKC is very well connected and have all major means of travel like adequate buses, auto & taxi available. The selection and acceptance of this commercial hub was major success due to the connectivity it has.

It is well connected to Bandra station (Western Suburban), Kurla (Central), Mumbai Western Express Highway (NH8). This place is also not far from Bandra S V Road, Linking Road which connects to South Mumbai and other suburban locations of Mumbai.

MMRDA plays a key role in development, success and maintenance of BKC commercial hub and it also have a huge open ground right between this giant corporates famously known as ‘MMRDA Ground’. Property rates have always been fluctuating, Yet and approximate idea on commercial property rentals in BKC is anywhere between Rs. 38000 to 40000 per square feet. Residential cooperative societies near this prime commercial location of BKC is anywhere above Rs.20000 per Sq.Ft. Lucky were few of the old home owners residing aside the stinky mahim creek before the boost of BKC who became millionaire.

An extra note for those looking out for cheaper rentals around Eastern suburban locations like Thane. The rentals at Thane commercial locations are still lower with sharing of 35% of market share on rentals. Few interior yet not far locations also observes the rentals as cheap as Rs.50 to Rs. 80 Per Square feet. Such low rentals attracts many small to medium commercial companies, offices and professionals like CA, Lawyers etc. The rentals and situations always changes and this is not going to be all that cheap in short time from now.
Transportation, communication and travel with larger space and lesser investments always attracts many offices.

How to Reach BKC

By Train : Nearest Station Being Bandra in western railway route and same also being a terminus, People coming from long distance can get down directly here or at Dadar station which is not very far.

By Road : Western Express Highway (Mumbai Ahmedabad Highway) is what to keep note of. Upon reaching Bandra take LEFT and soon you will see the Huge board of Bandra Kurla Complex entrance as shown in above picture.

From Airport : Distance from Mumbai International Airport to Bandra is 11.5 km which will hardly take 15 minutes in private cab.
