Amenity Parking Locations
There are several plots in Mumbai under DCPR with reservation for parking spaces. Owners are required to allocate 5% to 15% of the plot for parking and transfer it to BMC. In exchange, developers/owners receive additional FSI for the remaining area of the plot.
In August 2019, Mumbai had 19 amenity parkings available, but they are currently unused as there have been no bidders or contractors interested in operating them for various reasons. Here is a list of these parking spaces in Mumbai.

Types Of Car Parking
Stilt : This car parking option provides an open space that is accessible from two to three sides or even all sides. Typically located at the ground level of a housing society, it is supported by a few pillars or poles and has a roof (usually on the first floor). It is slightly elevated from the ground level and offers adequate shade. Usually, the parking space needs to be purchased separately from the builder at a fixed one-time cost.
Public or Private Garage : This user can be either a commercial or personal user who utilizes locking shutters for enhanced safety. These shutters are commonly employed for repair purposes, park surveillance, and secure parking facilities that prioritize luxury and safety.
Open System : The common walking area in the residential community is subject to the Housing Society Law, with set monthly fees for parking Two and Four Wheeler vehicles. This arrangement contrasts with the one-time payment for Stilt parking.
Automated Parking Option : Typically located in upscale apartments on higher floors, these car parks feature special lifts that automatically transport vehicles and park them either on stilts or in a shared parking area.
Valet Parking : VALET provides a convenient parking solution for restaurants, hotels, and businesses, saving visitors from the hassle of searching for available parking spots.
Public Parking : The property developer (Private Firm) has completed the project with an additional 4 FSI if the residential projects in South Mumbai are 1000 Square Meters or larger, and double in the suburbs. This arrangement is advantageous for both the builder and the BMC, as it allows for the provision of parking services.
Multilevel : Private firms or in partnership with BMC have constructed highly space-efficient facilities with multiple levels of automated/manual parking systems. These structures can safely accommodate thousands of cars under one roof.

I have take 24 h parking 2 Rs. 3120/- fopr a month as in the day time while i am at work i take my car away and in the mean while i park my bike and on return i remove my bike and park my car – Please let vme know if this ok by law as at a time i am parking only one vehicle at a time.
No Need to remember this place manually, you can now directly pre-book and a parking spot on the Park+ app. I have used it in south bombay, not sure if it works in North Bombay.
